HOA Special Meeting Summary – June 10, 2025, 6:30pm, Zoom (online)
At a special online meeting, the Sykes Cove HOA Board reviewed and voted on proposed repairs to the community’s culvert and gazebo. The culvert, nonfunctional for over 20 years, poses flooding and legal risks, and the Board approved a $20,550 repair contract with J.B. Earth Aquatics, to be funded through 2025 budget savings. The HOA’s strong financial position includes a projected 2025 surplus of over $34,000, with risk mitigation plans in place. In the event of an overrun or unexpected issues, the board does the reserve the right issue a special assessment.
The gazebo, requiring partial structural and partial to full floor board repairs, had two options presented, ranging from $9,000 to $17,500, with funding from budget savings and reserves. While the proposed plan for funding the gazebo repair was a phased approach, dependent on actual culvert repair costs, a motion for immediate action was made and failed. Four out of five Board members opted to defer the gazebo repair until post-culvert budget review. Culvert work is scheduled to begin within 4–6 weeks and take three days to complete.
